EDUCATION and/or EXPERIENCE

• High School Diploma or G.E.D certificate and two years maintenance experience, or an equivalent combination of training, education and experience.
• CPO and CFC Certifications Strongly Preferred (or able to obtain in reasonable timeframe)
• Available to work flexible schedule including days, evenings, weekdays and weekends
• Must be able to provide after hour on call service on a rotating schedule
• Must have a valid driver's license with reliable transportation
• 1-3 years previous maintenance experience desired preferably in a multi-family environment

LANGUAGE and COMMUNICATION SKILLS

• Ability to read and understand operation and instruction manuals, maintenance instructions and procedures manuals. Ability to complete, read and understand work order forms. Ability to effectively present information and respond to questions one-on-one from management and residents.
  

ESSENTIAL FUNCTIONS:

• Provide leadership to maintenance teams through mentoring, leading by example and working with onsite managers and Regional Managers to improve performance 

• Monitor and improve/maintain key performance indicators within the portfolio which measure work quality and timeliness

• Complete work orders, turn vacant apartments, complete special projects or other assigned tasks.

• Assist with inspecting properties for safety issues, code compliance and compliance of all Carlisle company policies as assigned (checklists, inventory, etc)

• Provide maintenance support as assigned, which may include covering vacant positions, assisting new maintenance team members, and on-boarding/off-boarding of properties.

• Travel within Carlisle portfolio (NC, SC and VA) to sites based on approved schedule and ability to coordinate, plan, and adjust as needed for unexpected needs as they may arise. 

• Administrative tasks that include communication on the phone, in writing and in person to assist with vendor relationships, contract pricing and negotiating, collecting bids for site teams and owners as requested. 

OTHER QUALIFICATIONS:   

Must be able to travel 80% of the time with occasional overnight travel.

Must have a wide variety and expertise in trade skills (plumbing, electrical, HVAC, etc.)

2+ years maintenance supervisor experience.   

Experience with Yardi, Outlook, Word and Excel preferred

Must have valid Driver's License

We are seeking a Maintenance Technician to join our team at Ardmore Terrace and Bethabara Village Apartments as we continue to grow our portfolio across the Carolinas!

The Maintenance Technician is responsible for performing a variety of maintenance, repair, grounds keeping and other interior and exterior maintenance tasks for the community under the supervision of the Maintenance Supervisor and Community Manager.

Essential Responsibilities include:

• Perform routine interior and exterior maintenance as scheduled and requested; may include painting, replacing filters, general grounds maintenance, ensure common areas and amenity spaces are clean and tidy, etc.
• Perform routine maintenance and repair on community equipment including, but not limited to, plumbing, light bulb replacement, A/C maintenance, electrical, carpentry and mechanical and appliance repair.
• Respond to all repair requests and maintenance concerns from residents and staff; ensure work orders are completed in a timely manner.
